How do I get ChatGPT to recommend me as a realtor?

Nobody can make ChatGPT name you, but you can make sure it can find and read you: let its crawler in and keep your details identical everywhere.

Este artículo está disponible solo en inglés.

Short answer: Nobody can make ChatGPT name you, and OpenAI has not published how it picks people. What you can do is make sure it is able to find and read you: let its search crawler in, put your name, area and contact details in plain text on your own site, and keep them identical everywhere else you are listed.

Everything below comes from the companies' own pages as they read on 20 October 2026: OpenAI's Overview of OpenAI Crawlers and Searching the web with ChatGPT, and Google's AI features and your website. These pages change, so check them if something here no longer matches.

What happens when someone asks ChatGPT for an agent?

When a question needs current information, such as "who is a good Spanish-speaking realtor in Doral?", ChatGPT can search the web and answer with links to its sources. OpenAI's help page says three things about how that works that matter to an agent:

  • It rewrites the question into search queries. OpenAI's own example turns "good restaurants near me" into "top restaurants San Francisco". A buyer's question about agents becomes a search for agents in a named place.
  • It uses other search providers as well as its own. The help page links Microsoft's privacy statement among them, so how your site does in Bing is worth checking, not just Google.
  • It can use the person's approximate location, from their IP address, and may pass it to providers of local information such as nearby business listings.

OpenAI also warns that search results and citations "can be incomplete, outdated, or incorrect". That cuts both ways: you can be left out for no reason you can fix, and so can everyone else.

What can ChatGPT actually read about me?

Is my website letting ChatGPT in?

This is the one thing fully in your control, and it is the first thing to check. OpenAI uses a crawler called OAI-SearchBot for ChatGPT's search. Its crawler page says sites that opt out of OAI-SearchBot "will not be shown in ChatGPT search answers", and recommends allowing it in your robots.txt file and from OpenAI's published IP addresses.

OpenAI keeps two separate switches. GPTBot is for training its AI models; OAI-SearchBot is for search. You can block the first and allow the second. Blocking GPTBot does not keep you out of search answers; blocking OAI-SearchBot does. OpenAI says a change to robots.txt takes about 24 hours to take effect.

To check, open yourdomain.com/robots.txt in a browser. If you see OAI-SearchBot followed by Disallow: /, or a User-agent: * line followed by Disallow: /, you are shut out. A firewall or bot-protection setting at your host can also turn crawlers away even when robots.txt allows them; Perplexity's crawler page walks through allowing its bots in exactly that case, and the same applies to the others. If you did not build your site yourself, ask whoever did.

Can it read the words on my pages?

Only if the words are in the page itself. If your bio, your areas and your phone number exist only inside an image, a video or a script that runs after the page loads, a crawler may see nothing. Google's AI features page lists "making sure that important content is available in textual form" as a basic. A quick test: open your site, choose View Page Source, and search for your own phone number. If it is not there, a crawler cannot find it either.

What should my site say so I can be found?

Write for the question a buyer would actually ask. ChatGPT turns that question into a search, so your page has to answer the search.

  • Your full name exactly as it appears on your license, and your brokerage's name.
  • The places you work, named: the city and the neighborhoods. "Serving South Florida" matches nothing; "Doral, Kendall and Westchester" does.
  • The languages you work in, in plain words: "I work with buyers and sellers in English and Spanish."
  • Who you work with: first-time buyers, condo sellers, relocations, investors. A specific sentence can be matched to a specific question.
  • A phone number and email in text, the same ones you use everywhere else.

Do I need FAQ schema or an llms.txt file?

Not for Google. Its AI features page says there are "no additional requirements" to appear in AI Overviews or AI Mode, that you do not need new machine-readable or "AI text" files, and that no special schema.org markup is needed. It does say any structured data you have must match the visible text on the page. OpenAI has not published a list of markup it rewards. Structured data does no harm and labels a page clearly, which is why our own articles carry it, but it will not rescue a page that does not answer the question in plain words.

Do other websites matter, or only mine?

They matter, because an answer is built from whatever the search turns up, and much of that is not your site. Google's page tells owners to keep their Business Profile information up to date, and our article on Google Business Profiles for agents covers how. Since ChatGPT also draws on Microsoft's search, check how you appear in Bing Webmaster Tools and claim a free Bing Places listing. Above all, keep your name, phone number and areas identical on your site, your brokerage's roster page, your profiles and anywhere else you are listed. Conflicting details give a search nothing consistent to repeat.

What nobody can promise you

OpenAI has not published how ChatGPT decides which agents to name, or in what order. Anyone selling a guaranteed ChatGPT recommendation is guessing, and you cannot check their claim. Answers also differ from one person to the next, because ChatGPT can use location and, with memory switched on, things the person has told it before. So asking ChatGPT about yourself once and getting a result, good or bad, does not tell you what a buyer in another city or on another day will see.

What you can measure is the groundwork: OAI-SearchBot allowed, your details in text, the same details everywhere. Google's own advice ends in the same place: the fundamentals that get a page found in ordinary search are the ones that get it used in AI answers.

Swift Agent Sites builds agent sites on your own domain, with hosting and https included, in English and/or Spanish, usually live the same day, for $89 a month or $890 a year with no setup fee.
