How do new real estate agents get their first leads online?

Start with your sphere, a Google Business Profile and one social channel pointing to your own site. Paid ads come later. Here is the order that works in your first 90 days.

Rings of lead sources, from your sphere to paid ads, all pointing to your own site

Short answer: In your first 90 days, start with the people who already know you, a Google Business Profile, and one social channel, all pointing to a simple site of your own. Paid ads work later, once you have a way to capture leads and the time to follow up within minutes. Most first deals come from the sphere, not strangers.

Weeks 1–4: your sphere

  • Tell everyone you know, in a personal message, not a mass post.
  • Ask for one thing: "If you or anyone you know is thinking of buying or selling this year, I'd love to help."
  • Put your site in every message, so they have somewhere to send people.

Weeks 2–6: be findable

  • A Google Business Profile for you as an agent (where your brokerage allows it).
  • Your own site with your areas, reviews and a one-tap way to reach you.
  • Consistent name, phone and link across Instagram, Facebook and Google.

Weeks 4–12: one channel, done well

Pick one: Instagram, Facebook groups, or local video. Post useful local content weekly: prices in your area, open houses, "what $400k buys in Kendall".

When to add paid ads

Once you can respond to a lead within five minutes and have a page built to capture it. Before that, ads mostly buy you leads you lose.
