Listing Lookout
Help and support
Listing Lookout is a free Chrome extension for home buyers and renters. It shows what the public record says about a listing: the agent's license, the flood zone, the evacuation zone and the true monthly cost. Below are answers to the common questions. For anything else, email mail@swiftagentsites.com and a person will answer.
How do I use it?
- Open a home listing in Chrome.
- Click the Listing Lookout icon in the toolbar. If you don't see it, click the puzzle-piece icon and pin Listing Lookout.
- Chrome's side panel opens next to the listing and fills in. It stays open as you move between listings.
It works on Zillow and Craigslist home listings. Facebook Marketplace is an optional beta you can turn on in the panel's Settings tab. On a page it can't read, you can still look up an agent or an address by hand in the panel.
The agent check
- It looks the listing agent up in the state's own published license file. Arizona, California, Colorado, Connecticut, Delaware, Florida, Illinois, New York and Texas so far; for other states it links that state's official license search.
- "Not found" is not proof someone is unlicensed: names on listings often differ from the license (nicknames, middle names, a team name). Use the official lookup link to confirm.
- The result is a copy of public records, not an official verification.
- Are you the agent? Your license page in our directory has a free "Remove this page" link. Corrections to the license itself are made with your state's licensing office; our copy updates from their file each month.
Flood, fire and evacuation zones
- The flood zone at the address comes from FEMA's flood maps, by way of FloodFireCheck. In the cities FloodFireCheck covers, you also see the neighborhood's share in high-risk zones and its flood insurance claims.
- Evacuation zones show where the county publishes them. California fire hazard severity zones come from CAL FIRE.
- None of this is an official flood determination. For that, use the FEMA Flood Map Service Center or ask your lender, and get an insurance quote before you buy or rent.
- Links marked "Sponsored" are paid.
The monthly cost
An estimate of mortgage, property tax, insurance, HOA and a typical flood insurance premium for the area. Every assumption is shown, and you can change the rate, down payment, term, tax and insurance in the panel. It is an estimate, never a quote.
Photos and rental warning signs
The photo check looks for AI and editing tags in the photos' own data and for listing text like "virtually staged". Most sites remove these tags, so "no tags" proves nothing. On rentals, the panel quotes warning signs the FTC lists, such as payment by wire or gift card or keys before a viewing. These are things to check, not accusations.
Saved homes
Saved homes and your cost assumptions stay in Chrome on your computer. You can compare up to four, export them as a CSV file, or delete them all from the Saved tab.
